Before you start

Is Alzando for my listing?

Currently calibrated for UK short-let listings on Airbnb. Entire-place and private-room listings both work. Long-term rentals, hotel operations, and Airbnb Experiences are out of scope. Listings outside the UK are flagged at intake and refunded.

Do I need to be an experienced host?

No. The framework runs the same way against new and established listings. New listings often surface issues in description, photo sequencing, and trust signals. Established listings often surface issues in pricing structure and settings configuration. The audit does not grade you. It tells you what to change.

What stage is Alzando at?

Pre-launch calibration. Alzando is running a small number of free tester audits with UK hosts before paid checkout opens. The framework, the eight checks, the report structure, and the consultant role are all live. Paid Stripe checkout is still pending, along with the calibration that comes from running more audits through the system.

Your audit & report

How long does the audit take?

£79 instant audit: around 15 minutes from URL paste to delivery. £279 Verified Audit: within 2 business days. The audit runs immediately, then a consultant reviews it before delivery. £579 Verified Bundle: each of the three audits within 2 business days, scheduled across the 90-day window.

What information do I need to provide?

Your Airbnb listing URL plus six short intake questions: pricing approach, cleaning fee, last-12-months revenue band, target guests, Instant Book status, and additional fees. The required intake takes around 5 minutes.

Eight optional follow-up questions are available if you want to add detail (host background, signature practices, cancellations, seasonal drivers, anything else worth knowing). They are skippable and do not extend the 5-minute baseline.

What's in the report?

Eight scored sections (title, description, photos, amenities, settings, pricing, reviews, trust signals), each with criteria-by-criteria findings, ranked recommendations, copy-paste examples where applicable, and source-traced evidence. Plus a summary section with what's working, top actions, and the audit's overall scoring. View the sample audit to see the format.

How long is the hosted report available? Can I download a PDF?

The hosted report stays accessible at its URL for 90 days from delivery. You can download a PDF version at any point during that window and keep it indefinitely. After 90 days the hosted URL expires; the PDF you downloaded remains yours.

What is the snapshot policy?

When Alzando audits a listing, the public listing page is captured as it appeared on the day of the audit. That snapshot is the source of truth for any factual-error claim later. If you dispute a finding, Alzando re-checks it against the archived snapshot, not the current live listing, which may have changed since. The snapshot is retained as the audit record unless you ask for it to be deleted (see Privacy & data below).

What if I think a finding is wrong?

Three things, handled differently.

Factual error: a finding that contradicts what your listing showed on the day of the audit. The audit cites a fee that doesn't match the listing, references an amenity you don't have, names a comp that wasn't in your set. Email hello@alzando.co.uk with the audit reference and the specific finding. We re-check the affected check at no charge within 3 business days, and reissue if a correction is warranted.

Framework error: a finding where the audit applied a check incorrectly. Same process. Email with the specific finding and the framework rule you think was misapplied. If verified, we correct the affected section.

Disagreement with a recommendation is not a fault. The audit gives you the framework's reading of the evidence. Some recommendations will land differently than you'd choose, and that's by design. We can't refund a recommendation you don't act on.

The factual-error remedy is for the rare case where something slips through the filters Alzando already runs: self-evaluation on every audit, then consultant review on Verified. It is a commitment, not a satisfaction guarantee.

Can I share the report with my co-host, owner, or agency?

Yes. The hosted report URL and the PDF are yours to share with anyone involved in the listing. There's no per-seat licence. If your agency manages the listing, sharing the audit with them is the most direct way to align on what to change and who's responsible.

Privacy & data

Do you log in to my Airbnb account?

No, never. Alzando reads only the public version of your listing, the version any guest could see. We never log in, never request your Airbnb credentials, never request access to your host dashboard or messaging.

Do you contact my guests?

No, never. Alzando doesn't message your guests, doesn't read private guest messages, doesn't request guest contact details. The audit reads the publicly visible reviews on your listing page; that's the only guest-side data involved.

What data do you collect?

Three categories. Public listing data read from your URL: title, description, photos, amenities, settings, public reviews, host profile. Intake answers you provide. Payment metadata from Stripe (email, card-on-file token, billing address) for delivering the report and handling invoicing.

How long is data retained?

The public listing snapshot is retained as the audit record and source of truth for the dispute policy. Intake answers and the audit report are retained while your account is active. Payment records are retained per UK accounting requirements. You can request deletion of intake and report data at any time. The snapshot can be deleted on request, with the trade-off explained in the next answer.

Can I ask you to delete my data?

Yes. UK GDPR gives you the right of erasure. Email hello@alzando.co.uk with the request. Alzando deletes intake answers, report drafts, and the report itself on request. The listing snapshot is retained as the audit record for dispute-policy reasons. If you want it deleted as well, say so. Alzando will delete it, with the understanding that any future factual-error claim becomes harder to substantiate without it.

Billing

Do prices include VAT?

Prices shown will include UK VAT where applicable. Stripe generates VAT invoices automatically for business customers, downloadable as PDF. Paid checkout is not yet live during calibration; the policy applies as soon as Stripe goes live.

Can I get an invoice?

Yes. Stripe generates an automatic invoice on every payment, downloadable as a PDF from the email confirmation. Business invoices include VAT details where applicable.

What payment methods do you accept?

Cards, via Stripe at launch. Other payment methods (Apple Pay, Google Pay, bank transfer for higher tiers) may be added based on customer demand once paid checkout opens.

What's the cancellation policy?

The £79 audit runs in around 15 minutes from URL paste, so cancellation is effectively before-or-after-delivery. Once intake is submitted and the audit starts, the work is in motion. The £279 and £579 tiers can be cancelled at any point before consultant review begins (typically same-day or next-business-day) and refunded in full. After consultant review starts, the tier becomes non-refundable, but factual errors are corrected at no charge per the dispute policy.

Bundle billing: one payment or staggered?

The £579 Verified Bundle is one payment at purchase, covering all three audits across the 90-day window. There's no staggered billing. If you want to start with a single £279 Verified Audit and upgrade to the bundle later, that path exists at £300 within 30 days of delivery. See the upgrade question on Pricing.

Support

How do I contact support?

Email hello@alzando.co.uk. Email is the only support channel. There are no phone calls in any tier. Verified consultant review is also email-only.

How quickly will Alzando respond?

Target response time is 1 business day for general support. Bundle Q&A on the £579 tier follows the same timeline. Factual-error claims are re-checked within 3 business days per the dispute policy.

Do you offer phone support?

No. Email keeps the work focused on the report and avoids open-ended consultancy. The Verified consultant's role is reviewing the report before delivery, not delivering bespoke advice on a call.

What is the bundle Q&A in scope for?

The £579 Bundle includes consultant Q&A by email throughout the 90-day window. In scope: questions about findings in your audits, what to prioritise, how to interpret a recommendation, what changed between audits, what to focus on for the next audit. Out of scope: drafting your listing copy, reviewing unrelated marketing, ongoing pricing strategy beyond what the audits cover, anything outside the audit framework.
