How it works

How your audit is built, checked, and traced.

Alzando reads your listing, adds your context, runs the checks, and shows where every finding comes from.

Research base, continuously updated

New peer-reviewed findings, Airbnb policy changes, and US market shifts feed back as they emerge. Updated weekly.

Every finding earns its place.

One real audit finding, traced back to listing data, market context, calculation, and recommendation.

A finding is only delivered when it can answer four questions: what supports it, what changes, where it changes, and when it is done.

From an anonymised UK audit · pricing support check (US calibration example coming after our California cohort)

Cleaning fee (£25L) is 11%C of nightly rate (£234L), within the competitive rangeM. You also charge £25 per extra guestL. Concrete fix: remove the extra-guest fee and raise base nightly rate from £234 to £259R. That keeps typical 3-guest revenue roughly neutral while simplifying the fee display.

The pass is a deletion step, not a confirmation step. Findings that pass automatic deletion can still be cut by the consultant. Nothing is added that the data doesn't support.

What the audit doesn't do.

Access
The audit reads your public listing and the context you provide. It does not see your bookings calendar, inbox, or reviews on other platforms.
Data
Market data has gaps. Thin comp-sets and weak seasonal signals are labelled; over-confident findings are reviewed before delivery.
Scope
The framework is calibrated for US short-term rental hosting. Not yet designed for listings outside the US, or for long-term rentals, hotel operations, or Airbnb Experiences.
Refund
If your listing is outside scope, Alzando flags it and refunds you.
